City of Mississauga building permit
Required for structural changes, plumbing relocation, new electrical loads, basement finishing, and any second-unit work. Plan exam currently runs 3–8 weeks depending on scope. We submit drawings and respond to plan-exam comments on your behalf.
ESA electrical permit
Pulled separately for any panel change, circuit addition, or aluminum-wiring retrofit. ESA inspects at rough-in and final. Required for ARU builds and any kitchen rebuild with new appliance circuits.
Additional Residential Unit (ARU) registration
After construction, ARU basement apartments must be registered with the City of Mississauga's Second Unit registration program. Confirms safety inspection and adds the unit to the City record. Usually 1–2 weeks after final inspection.
Multiplex zoning (City of Mississauga, 2024)
Mississauga has expanded zoning to allow up to four residential units on most lots in residential zones, subject to setbacks, parking, and unit-size minimums. This makes duplex/triplex/fourplex conversions easier for homeowners doing a major renovation anyway.
Heritage districts
Streetsville (village core around Queen Street South), Port Credit (village core and harbour area), and Meadowvale Village have Heritage Conservation District designations. Exterior changes need heritage permit review; interior renovations are unaffected. We check during the site visit.
