Envelope Work We Build Into a Renovation
Wall Insulation While the Walls Are Open
On a gut renovation the exterior walls are already stripped for wiring and plumbing. Insulating and air-sealing them at that point costs a fraction of what it costs as a standalone job, because the demolition and the re-drywalling are already in the budget.
Air Sealing at the Details That Actually Leak
Rim joists, top plates, penetrations for wiring and plumbing, and the gap behind trim. Small areas, disproportionate leakage, and all of them trivially accessible during construction and awkward afterwards.
Attic Insulation
The one measure that does not depend on the rest of the job — hatch access, blow it in, usually a day on a typical GTA house. We do it as part of a renovation or on its own.
Basement Walls & Rim Joist
Rigid or spray foam against the foundation wall and a sealed rim joist before the stud wall goes in front of it. Finishing a basement is the last easy moment to do this, and the point at which it becomes expensive to revisit.
Panel & Circuit Planning for Later Electrification
If a heat pump is in your five-year plan, the electrical rough-in during a renovation is when to make room for it. We size and lay out the panel work with your electrician so the future install is a connection, not a second renovation.
Sequencing Around the Energy Assessment
The pre-retrofit assessment has to happen before eligible work starts. We build the construction schedule around your assessment dates instead of discovering them halfway through demolition.
Documentation Kept as We Go
Invoices and product spec sheets for the work we perform, filed as the job runs rather than reconstructed at the end. Rebate claims are documentation-driven and a missing spec sheet holds up the whole file.
Honest Scope Boundaries
We install insulation and air sealing and we plan around the rest. We are not registered energy advisors and not an HVAC company — we do not perform the assessment or install heat pumps, and we will tell you that rather than quoting it.
Where the Ontario rebates fit
Insulation and air sealing are core measures under the Ontario Home Renovation Savings Program, the provincial energy-efficiency program delivered through Save on Energy. Kitchens, bathrooms, flooring and finishing are not, and no framing of them makes them eligible.
The rule that decides whether a claim survives is order, not eligibility: for the measures that require it, the pre-retrofit home energy assessment has to happen before the work starts.
