How this home came together

  1. A full gut renovation in Royal York Gardens

    Osoba Renos & Design partnered with Ulyza Design to deliver a full-home gut and complete renovation of this Royal York Gardens home. New engineered hardwood was installed throughout, elegant interior trims and doors were replaced with premium hardware, and professional high-end painting was done on both the interior and exterior — including stained brick and extensive exterior finishing.

  2. The work

    The kitchen was fully renovated with shaker-style cabinetry, new appliances, contemporary stone surfaces, and a custom white-oak island. Three bathrooms were gutted and re-built, and a fourth bathroom was constructed entirely from scratch in the basement — converting an unused bar space into a fully functional 3-piece bathroom with a walk-in shower.

  3. The result

    Each of the rebuilt bathrooms received its own design language while sharing a consistent material standard with the rest of the home — premium tile, quartz or stone surfaces, modern hardware, and waterproofing built to handle daily family use. The basement bathroom conversion required full plumbing reconfiguration from scratch since the original bar space was not plumbed for a bathroom, and the finished room now functions as a complete 3-piece bathroom with a walk-in shower. The entire renovation was delivered in close collaboration with Ulyza Design, and the finished home reads as a single coordinated project across every room — interior and exterior, main floor through basement.

We quote full-home renovations at $80–$150/sq. ft. because home size varies greatly. We itemise scope and price against your actual square footage at the estimate.
How long does a whole-home renovation take?
Eight to fourteen weeks on site for a whole home, depending on square footage and how many kitchens and bathrooms are in scope. Structural work adds one to three weeks.
Do you use your own crew or subcontractors?
Our in-house crew does the work, with a dedicated project manager coordinating the project from start to finish. That is what keeps the finishing consistent across a whole job.
What warranty and insurance do you carry?
A 5-year workmanship warranty in writing, active WSIB clearance and $2M general liability insurance. We provide the certificates condo boards and property managers ask for.
