Vaughan home renovation: Woodbridge detacheds to VMC condos

Vaughan is large and varied. Woodbridge has a deep stock of 1980s and 1990s detached homes with big kitchens and formal dining rooms that owners now want opened up. Maple and Vellore Village are 1990s to 2010s subdivisions. Kleinburg has larger custom homes and a heritage village core. Thornhill on the Vaughan side mixes older bungalows with newer infill, and the Vaughan Metropolitan Centre adds condo towers with their own board rules. Do I need a building permit in Vaughan?
Yes when a wall is removed or moved, plumbing is relocated or added, new electrical circuits go in, or a basement is finished with a bathroom or a separate unit. Like-for-like replacements in the same positions usually do not need a building permit, though electrical work still goes through ESA. Can you remove the wall between the kitchen and family room in my Woodbridge house?
Often, yes. In many 1980s and 1990s two-storeys that wall carries load from the floor above, so it needs a beam sized by an engineer and a City of Vaughan building permit. We show the structural work as its own line in the quote.
