Why a whole-home renovation is quoted per square foot

Full-home renovations are quoted at $80–$150/sq. ft. because home size varies far more than scope does — a 1,500 sq ft bungalow and a 3,000 sq ft two-storey with the same finish level are different projects. Individual rooms inside that: kitchens $25,000–$50,000, bathrooms $12,000–$22,000. Structural and second-suite work is priced as an add-on.

A flat package price for “a whole home” is a number that has to be wrong for someone. A 1,500 sq ft bungalow and a 3,000 sq ft two-storey at the same finish level are twice the work, so we quote the rate and measure the house. The variable that surprises people is not size though — it is how much of the existing structure stays.

What moves a whole-home number

  • How much comes out

    A cosmetic refresh that keeps kitchens, bathrooms and layouts is a different job from a gut to the studs. The demolition itself is cheap; what it exposes is not, and in a house built before 1970 something usually needs bringing up to current code once it is open.

  • Structural changes

    Opening a load-bearing wall means an engineered LVL or steel beam, stamped drawings, a permit, and floor patching across the new opening. Budget $15,000–$45,000 as an add-on rather than assuming it is inside the rate.

  • Electrical and plumbing age

    Knob-and-tube, cloth-sheathed wiring, or galvanised supply lines found behind a wall are not optional to replace once discovered. Older Etobicoke and North York houses carry this risk more than post-1980 stock.

  • Kitchen and bathroom count

    These two rooms carry most of the finish cost in any house. Three bathrooms instead of one changes the total far more than an extra bedroom does.

  • Second-suite conversion

    Egress windows, fire separation, a separate entry and a secondary kitchen. Priced as an add-on of $30,000–$70,000 because it is a code exercise as much as a construction one.

  • Living there or not

    We recommend relocating for a whole-home gut. Phasing a project around an occupied house is possible and it lengthens the schedule, which costs money in a way that is easy to miss when comparing quotes.

How long does a full home renovation take?
Eight to fourteen weeks for a whole-home renovation of typical scope, and eight to sixteen where structural work or a second-suite conversion is involved. Permitting runs alongside design rather than after it. We recommend relocating for the duration of a full gut.
What is the most expensive surprise in an older house?
Electrical and plumbing that has to be replaced once it is exposed - knob-and-tube wiring, cloth-sheathed cable, galvanised supply lines. None of it is optional to leave in place after a wall is open, and none of it is visible when the quote is written. We price the investigation before the finishes on pre-1970 houses for that reason.
Can I renovate in phases to spread the cost?
Yes, and it is worth knowing the trade-off. Phasing avoids relocating and spreads payment, and it costs more in total because setup, protection and mobilisation repeat each phase. It also means living through several rounds of dust. Where phasing genuinely helps is sequencing energy retrofits into work you are doing anyway.
