The case study

How this home came together

  1. A modern designer full home renovation in Etobicoke

This designer-led full home renovation in Etobicoke was one of the most detailed and custom projects completed by Osoba Renos & Design, with a strong focus on architectural details, premium craftsmanship, and high-end finishing throughout the entire house. Our team completed the full interior finishing after drywall, including mid-tone herringbone engineered hardwood flooring, custom baseboards, custom vents, premium finishing details, and a fully custom staircase design.

  2. The work

The staircase became one of the standout features of the home, with a brand-new handrail and black wrought iron spindles installed directly into the steps without traditional spindle shoes or cups, creating a cleaner and more refined architectural look. One of the most unique features of this project was the installation of super trimless solid-core doors — instead of traditional door casing, the doors were finished with a seamless, flush look that blends beautifully into the surrounding walls and gives the home a very modern designer-oriented feel. The renovation also included a fully custom white oak kitchen with luxury countertops, matching backsplash, premium appliances, and detailed millwork throughout. We also completed custom closet solutions and additional millwork features across the house, helping maximize storage while maintaining the clean designer look of the interior. Lighting was another major part of this project — the home was finished with fully designer lighting throughout, carefully selected and installed to highlight the architectural details, herringbone flooring, staircase, kitchen, bathrooms, and custom millwork. The entire interior was also professionally painted using premium Benjamin Moore Aura paint for a durable, high-end finish.

  3. The result

The renovation included three full bathrooms, each completed with custom materials, designer selections, and premium installation details. The master bathroom was fully finished in microcement, including the walls and ceiling, and featured a curbless floor shower, custom vanity, wall-mounted toilet, and a seamless spa-inspired design. The main bathroom included a wall-mounted toilet, custom vanity, regular bathtub, small vertically installed subway tile from floor to ceiling, and large-format floor tile throughout. The basement bathroom was completed with large-format tile, upgraded fixtures, professional waterproofing, and clean custom finishing to match the overall design of the home.

Budget

What a renovation like this costs

This project

Whole-home renovation

$80–$150/sq. ft.

8–14 weeks on site

Every room — kitchen, bathrooms, flooring, doors, trim, lighting, paint. Priced per sq ft at estimate; temporary relocation usually recommended.

Kitchen renovation

$25,000–$50,000

3–5 weeks on site

Custom cabinetry, quartz counters, tile backsplash, appliances, lighting, electrical updates. Above $50,000 is beyond our typical scope.

What moves the number

  • Square footage: whole-home work is quoted at $80–$150/sq. ft.
  • Whether the kitchen is in scope ($25,000–$50,000 on its own)
  • How many bathrooms are rebuilt
  • Structural work: removing a load-bearing wall adds engineering and permits

We measure on site and give you a fixed-price proposal before work starts. If your budget and the scope you want do not line up, we will tell you that at the estimate rather than after.

Timeline

Questions answered

Home renovation questions

How much does a full home renovation cost?
We quote full-home renovations at $80–$150/sq. ft. because home size varies greatly. We itemise scope and price against your actual square footage at the estimate.
How long does a whole-home renovation take?
Eight to fourteen weeks on site for a whole home, depending on square footage and how many kitchens and bathrooms are in scope. Structural work adds one to three weeks.
Do you use your own crew or subcontractors?
Our in-house crew does the work, with a dedicated project manager coordinating the project from start to finish. That is what keeps the finishing consistent across a whole job.
What warranty and insurance do you carry?
A 5-year workmanship warranty in writing, active WSIB clearance and $2M general liability insurance. We provide the certificates condo boards and property managers ask for.
