They are wide because the honest ones are — the same bathroom is $13,000 or $27,000 depending on whether the plumbing moves. How we price, and how to read anyone else’s quote

  • Per square foot where size is the variable, per project where scope is

    Basements and whole homes are quoted per square foot because a 700 sq ft basement and a 1,400 sq ft one are the same scope at twice the size. Bathrooms and kitchens are quoted per project because the room is roughly the same size everywhere and what changes is what goes in it.

  • Moving water is the most expensive decision in any room

    Relocating a toilet drain, a kitchen sink or a shower valve means opening structure and working with what the stack can take. It is the single line that most often separates the bottom of a range from the top, and in a condo it is sometimes refused outright.

  • Fixed price after a measure, not an hourly rate

    We measure on site, itemise the scope and give a fixed-price proposal before work starts. Where something behind a wall is genuinely unknown, we price the alternatives and say so rather than burying an allowance that turns into a change order.

  • A quote you cannot compare line by line is not a quote

    Two contractors quoting the same kitchen at $30,000 and $42,000 are usually not quoting the same kitchen. Ask both to itemise cabinetry, counters, electrical and tile separately. The gap is almost always in one or two lines, and it is usually cabinetry construction or how much electrical is included.

How much does a renovation cost in Toronto?
It depends on the room. Bathrooms $12,000–$22,000, kitchens $25,000–$50,000, finished basements $100–$150/sq. ft., whole-home renovations $80–$150/sq. ft., and condo renovations from $20,000–$50,000 for partial scopes. Why are some services priced per square foot and others per project?
Because different variables dominate. A basement or a whole home varies enormously in size at the same scope, so a rate against measured square footage is the honest way to quote it. A bathroom or a kitchen is roughly the same size in most houses and varies by what goes into it, so a project range reflects the real spread better.
Why do condo renovations cost more?
Roughly 15–25% more for comparable scope, and none of it is finish level. Service elevator bookings, restricted working hours that stretch the same labour across more days, protection of common elements installed and removed daily, debris that leaves by elevator rather than into a bin, and the acoustic flooring build-up the rules require. Are there rebates that reduce renovation cost in Ontario?
Not for the renovation itself. The Ontario Home Renovation Savings Program is an energy-efficiency rebate - insulation, air sealing, windows, heat pumps - and nothing in a kitchen or bathroom rebuild qualifies. Where it is genuinely worth money is stacking retrofits onto work you are already doing, while the walls are open.
How much should I hold back as a contingency?
Ten to fifteen percent on a house built before 1970, less on newer stock. The reason is not scope creep - it is what demolition exposes. Knob-and-tube wiring, galvanised supply lines, or a beam that was never sized for an opening someone already cut are not optional to leave once a wall is open, and none of them are visible when the quote is written.
Do you offer financing or phased payment?
We work to a milestone payment schedule tied to completed stages rather than to dates, which is set out in the proposal before work begins. Phasing a project across separate contracts is also possible and costs more in total, because setup, protection and mobilisation repeat with each phase.
