A spa-style primary ensuite that moves the layout, adds a freestanding tub and a heated floor reaches $22,000–$32,000 or more. Condo bathrooms run 15–25% higher than the same scope in a freehold house because of building logistics.
The single biggest lever is whether plumbing moves. Keeping the toilet, sink and shower drains where they are holds a project in the lower half of the range. Moving a toilet drain means opening the floor, and on a concrete slab or a finished ceiling below it, that one decision can add more than the tile budget.

What actually moves a bathroom budget
Moving plumbing
The largest single swing. Relocating a toilet drain means opening the floor structure; moving a shower valve or a vanity drain is far cheaper. Layout changes are where a $15,000 bathroom becomes a $25,000 one.
Tile format and pattern
Large-format porcelain needs a flatter substrate and more labour per square foot than 12x24. Herringbone, chevron and mosaic all add cutting time. The material price is rarely the driver — the install hours are.
Waterproofing system
We install Schluter-Kerdi rather than a painted membrane. It costs more up front and it is the layer you cannot redo without removing the tile, so it is not where we let a budget get trimmed.
Glass
A framed sliding door and a custom frameless enclosure are separated by thousands. Frameless needs thicker tempered glass, precise measurement after tiling, and a longer lead time.
Vanity and fixtures
A stock vanity and a custom millwork one with an integrated stone top are a five-figure decision on their own. Fixture level — a big-box tap versus a brand-name thermostatic valve — compounds it across five or six items.
Heated floor
An electric mat under the tile is a modest material cost and needs its own dedicated circuit and thermostat, so the electrical work is the real line item. Worth deciding before the rough-in, not after.
