The case study
How this condo came together
A luxury penthouse renovation in Midtown Toronto
This Midtown Toronto luxury penthouse renovation was a full interior demolition and rebuild — every wall, surface, and fixture inside the unit was reconsidered from scratch. The owners wanted a high-end condo that read more like a custom home than a builder-standard penthouse, so the renovation focused on Scandinavian-inspired finishes, a fully custom kitchen, premium bathrooms, and the kind of trim and door detailing that is normally found in detached homes rather than condos.
The work
Scandinavian-style chevron flooring was installed on full glue-down across the entire unit, which is unusual in condos because of the time and adhesive cost — but it produces a quieter, more stable finish than a floating install. Poplar trim profiles and solid-core doors with premium hardware were added throughout to give every room the heft and sound isolation of a custom home, and the entire interior was painted in Benjamin Moore Aura for a uniform, ultra-high-end finish.
The result
The kitchen was fully replaced with shaker-style MDF cabinetry, a porcelain countertop, a full slab porcelain backsplash that runs floor to ceiling, upgraded appliances, and integrated under-cabinet lighting. The main bathroom features a walk-in shower with a custom vanity, a matching custom linen tower for built-in storage, a recessed niche, and premium tilework. The smaller powder room was renovated to the same standard so the level of finish stays consistent across every room of the penthouse — there are no leftover builder finishes anywhere in the unit.

What moves the number
- How much of the layout moves: wall removal and rebuild versus finishes only
- How many bathrooms are in scope, and whether plumbing moves
- Flooring choice and how much of the unit it covers
- Building logistics: elevator booking, restricted hours, debris removal, board paperwork
We measure on site and give you a fixed-price proposal before work starts. If your budget and the scope you want do not line up, we will tell you that at the estimate rather than after.
Timeline
How long a condo renovation takes
A typical partial-scope unit runs 4–8 weeks on site. Add 2–4 weeks up front for the alteration agreement and elevator booking — that happens before demolition, so it does not extend the time you are out of the unit.
Timelines are the schedule we commit to at proposal, with milestones you can hold us to.

Social proof
What homeowners say
This company helped us with a flooring repair job in our condo. Igor was very professional, he asked all the right questions in a pre-consultation to understand the work and met a very tight timeline we provided for the work to complete. When something was noticed with the installation that we wanted adjusted, he also took no time in sending someone over to help make the change. Would definitely consider working with Osoba again!
