How to vet a renovation contractor

Six checks, in the order we would run them if we were hiring someone to work on our own house. Use them on us too.

  • Ask for the licence and the certificate, not the claim

    Any contractor can say "licensed and insured" on a website. Ask for the WSIB clearance certificate and the liability insurance certificate as PDFs with your name or your address on them, and check the expiry dates. If a contractor hesitates on this, stop there.

  • Require a written scope before comparing prices

    Three quotes on three different scopes tell you nothing. Write the scope yourself — or take the most detailed quote you have and ask the others to price that exact list. Most of the gap between a cheap quote and an expensive one is exclusions, not margin.

  • Find out who is actually on site

    Ask whether the crew is in-house or subcontracted, and who the site lead is on your specific job. Subcontracting is not automatically bad, but you should know whether the person you signed with will be there, and who to call when they are not.

  • Confirm who pulls the permit

    The permit should be pulled before demolition, in writing, by a named party. If a contractor suggests skipping a permit for work that needs one, the risk lands on you at resale and on your insurance claim — not on them.

  • Tie payments to completed stages

    A deposit plus staged payments against finished milestones — rough-in inspected, cabinets set, final walkthrough. Large front-loaded payments are the single most common feature of the jobs we get called in to finish after someone else walked off.

  • Get the warranty in writing with a term

    "We stand behind our work" is not a warranty. Ask what is covered, for how long, and what voids it. Ours is five years on workmanship, written into the contract.

What does a renovation contractor actually do?
A general renovation contractor runs the whole project: scope and pricing, permits and drawings, sequencing the trades, ordering long-lead materials, site supervision, inspections, and the deficiency list at the end. You sign one contract and call one number. That is the difference between a contractor and hiring a tiler, an electrician, and a plumber separately and coordinating them yourself.
How do I know if a renovation contractor is legitimate?
Ask for a WSIB clearance certificate and a liability insurance certificate as PDFs, and check the expiry dates. Ask who pulls the permit and confirm it is pulled before demolition. Ask whether the crew is in-house or subcontracted and who the site lead is. Ask for the warranty term in writing. A contractor who cannot produce all four in a day is not one you want on your house.
How much do renovation contractors charge in Toronto and GTA?
By project, not by hour, for anything of this size. Our current ranges: bathroom renovations $12,000–$22,000, kitchen renovations $25,000–$50,000, finished basements $100–$150 per square foot, and full-home renovations $80–$150 per square foot. We measure on site and quote a fixed price against a written scope before work starts.
Are you licensed and insured?
Yes. Osoba Renos & Design carries commercial general liability insurance and WSIB coverage for the crew, and we pull building permits under our own name or yours, whichever you prefer. Certificates are available on request before you sign anything — ask and we will email them the same day.
Do you use in-house crews or subcontractors?
Our carpentry, tile, and finishing crews are in-house and on our own sites daily. Licensed electricians and plumbers are trade partners we have worked with for years, because that work has to be done by a licence holder. The site lead and project manager are ours, and they are the people you deal with from estimate to final walkthrough.
What areas do you cover?
Mississauga, Toronto, Etobicoke, North York, Oakville, Milton, and Thornhill. We are based at 3819 Forest Bluff Crescent in Mississauga, which puts most of the western GTA within 30 minutes and Toronto within 25–45 depending on the hour. We do not take work outside the GTA.
How far ahead should I book a renovation contractor?
Four to eight weeks for a bathroom or a single room, six to twelve for a kitchen or a full floor — and the cabinet lead time on a kitchen sits inside that, not after it. January through March is the easiest window to book; May through September is the hardest. Booking early costs nothing and the estimate does not expire in a week.
What happens if my previous contractor walked off the job?
We take over unfinished projects, and it is a meaningful share of our calls. Expect a paid site assessment first: we document what was built, what was inspected, what was permitted, and what has to come out before anything new goes in. We will not warranty someone else's work, but we will price finishing the job against a written scope and tell you honestly what needs redoing.
