Toronto home renovation scope, cost & timeline (2026)
Four scopes that cover most of what we are asked for in the City of Toronto. Ranges assume a permit is required and the house is pre-1980.

Old-house surprises — knob-and-tube, undersized joists, a chimney nobody knew was structural — are carried as a named contingency line, typically 8–12% on pre-1960 stock.

Carpentry, tile, drywall, and finishing are in-house. Plumbing and electrical are licensed subtrades we have used for years — required by law, and we would not want it otherwise. You get the same site lead from demo to deficiency walk.
Permits pulled in our name
For structural, plumbing-relocation, or electrical scope in the City of Toronto, we file the application, answer plan-exam comments, and book the inspections. Toronto plan exam currently runs four to eight weeks on residential alteration scope; we start that clock before demo, not after.
A fixed price with the allowances written down
Tile, fixtures, lighting, and appliance allowances are stated in dollars in the contract. If you spend under, you get it back. If you fall in love with a $400/sq ft slab, you see the delta before it becomes a surprise.
A schedule with named stages
Demo, framing and rough-in, inspection, insulation and drywall, tile, cabinetry, finishing, deficiency walk. Each has a working-day count. You always know which stage you are in and what has to finish before the next trade shows up.
Five years on workmanship
In the contract, not on a webpage. Separate from any manufacturer warranty on the products themselves.
