Five things to check before you sign

Every one of these takes a phone call. Skipping them is how a renovation goes sideways in month two.

    Ask for the WSIB clearance certificate, not a promise

    A clearance certificate is a free download from WSIB and takes the contractor thirty seconds to send. If it takes three days, that tells you something. Same for the $2M liability certificate — it should name your address as the job site.

    Ask who is actually on site

    Plenty of "contractors" near you are sales offices that subcontract the whole job out on the day. Ask how many of the trades are in-house and who runs the site daily. Ours are in-house except licensed plumbing and electrical, which have to be.

    Read the quote for what is missing

    A quote that says "bathroom renovation — $18,000" is a guess. A real one lists demolition, disposal, waterproofing membrane by brand, tile allowance, fixtures allowance, plumbing rough-in, electrical, vanity, glass, and finishing as separate lines. Missing lines become change orders.

    Get the start date and the finish date in writing

    Ask what happens if the finish date slips. If the answer is vague, you are the buffer in someone else’s schedule. Our contracts carry a scheduled start, a working-day count, and the reasons a clock legitimately pauses (permit review, board approval, owner-supplied material).

    Check the warranty is workmanship, not manufacturer

    Most warranties you get quoted are the tile maker’s and the faucet maker’s. That is not a contractor warranty. Ask specifically: how many years on your labour, and what is the claim process. Ours is five years on workmanship, in the contract.

Three sources beat the rest: the Google map pack for your postal code, first-hand referrals from a neighbourhood Facebook group or local subreddit, and the HomeStars/Houzz/RenoMark directories. Shortlist three, ask each for two references you can phone from the last six months, and verify WSIB and liability certificates before any deposit changes hands.
What should a renovation contractor near me charge for an estimate?
Nothing, for a first in-home visit and a written proposal. Osoba Renos & Design does not charge for the estimate. A paid design or measured-drawing package is a different thing and should be quoted separately and in writing before you agree to it.
How far do you travel from Mississauga?
Our regular service area runs from Burlington in the west to North York and Scarborough in the east, and up to Vaughan and Brampton. That covers Mississauga, Toronto, Etobicoke, Oakville, Milton, Thornhill, and Woodbridge with no travel surcharge. Durham Region jobs are quoted case by case with the commute built into the proposal.
How much deposit is normal for a GTA renovation contractor?
Ten to fifteen percent at signing, then progress draws tied to completed stages — not to dates. A contractor asking for 50% up front is asking you to finance their other job. Ontario has no legal cap on deposits, which is exactly why the draw schedule matters more than the headline number.
Do I need a permit, and does the contractor pull it?
You need a building permit when structure, plumbing locations, or electrical circuits change — moving a toilet drain, taking out a load-bearing wall, adding a basement bedroom. Cosmetic work does not. We pull the permit in our name and handle plan-exam comments, so the inspector deals with us rather than you.
How soon can you start?
Four to eight weeks from signed contract for most scopes, depending on season. Spring and early fall book out fastest. Condo projects add two to six weeks for board approval before anyone touches a wall — that clock starts once the alteration agreement is submitted, not when you sign with us.
