Adding a bathroom takes it to 5-6, because a below-grade bathroom usually means cutting the slab to run drain line, and that opened floor gets inspected before it closes. A full second-suite build with a kitchen runs 8-12 weeks. None of those numbers include the permit, which comes first and is where most of the calendar actually goes. The one thing that reliably derails a basement schedule is water: if there is any history of seepage, that gets solved before framing, not after, because nobody wants to open a finished wall in year two.

The parts worth understanding are the ones you will never see again once the drywall is up. Insulation has to be detailed correctly for below grade or you build a mould sandwich - that means a continuous rigid or spray-foam layer against the concrete, not fibreglass batts jammed against a cold wall. Framing sits off the foundation on a treated bottom plate. And the mechanicals get planned before framing, because a duct dropped in the wrong place is what costs you the ceiling height you were counting on. A dry, tall, post-1990 basement with a bathroom rough-in already in the slab sits at the bottom. An older Toronto basement needing a sump pit, a new panel, duct rerouting and a bathroom cut into the concrete sits at the top. Underpinning or bench footing to gain height is a separate line entirely, running $15,000-$60,000 depending on which route the structure allows. Three code requirements decide feasibility before design does: a finished ceiling height of at least 1.95 m (6 ft 5 in), an egress window with a compliant clear opening in every bedroom, and fire separation between a suite and the rest of the house. The permit is not bureaucracy for its own sake - an unpermitted finished basement can void an insurance claim after a fire or flood, and it surfaces on the compliance search when you sell. Both are common. A basement bathroom is the most frequent scope addition we do, and the cost driver is whether there is an existing rough-in - a stubbed drain in the slab saves a day of jackhammering, a slab inspection and a few thousand dollars. Waterproof vinyl plank, in almost every case. A basement slab moves moisture even when it feels bone dry, and Toronto basements swing hard in humidity between February and July. Vinyl plank does not care, and if you ever do take water, it comes up, dries and goes back down. Engineered hardwood can work over a slab that passes a calcium chloride test with a proper vapour barrier under it, but you are taking on risk for a look - we have pulled up far more cupped engineered basement floors than we have installed. Tile belongs in the bathroom, the laundry area and the landing at the bottom of the stairs.
