The case study
How this basement came together
Waterproofing and finishing this basement
This basement waterproofing and renovation project started out as a routine flooring replacement and escalated to a full lower-level overhaul once we discovered mould under the original flooring. The owners had hired us for a quick refresh; the mould finding changed the scope completely. We paused the flooring work to remediate the water and air-quality problem first, then rebuilt the basement around a proper waterproofing system to make sure the same failure would not happen again.
The work
Our team safely removed the mouldy materials, dried the affected areas, and demolished the existing walls to expose the foundation. We then installed full-height wall waterproofing along the foundation perimeter — a step usually skipped in cosmetic basement remodels — and built new framed walls in front of the waterproofed surface so the finished space stays dry even under heavy rain or snowmelt. The concrete sub-floor was levelled with a self-levelling compound, and waterproof vinyl plank was installed across the entire basement floor for a finish that can handle moisture if any ever returns.
The result
The basement was finished with fresh paint, upgraded 7″ step-bevel baseboards, and a professional final clean. What started as a flooring job ended as a full waterproofing-first renovation — a more involved project than originally scoped, but the only correct response to mould in a below-grade space. The result is a comfortable, dry basement that reads as a planned upgrade rather than a covered-up repair.

Budget
What a basement like this costs
Waterproofing add-on
+$8,000–$25,000
+1–2 weeks on site
Interior perimeter waterproofing, sump pump, weeping tile when documented water incursion exists. Fixed add-on, not per sq ft.
Finished rec room / family room
$100–$150/sq. ft.
3–4 weeks on site
Framing, insulation, drywall, flooring, baseboards, lighting, paint. Example: 700 sq ft ≈ $70,000–$105,000.
What moves the number
- Square footage: finished basements are quoted per square foot
- Whether a bathroom is added, which brings plumbing permits and ESA electrical
- Second-suite requirements: egress, fire separation, separate entry, kitchen
- Documented water incursion, which turns waterproofing into a fixed add-on
We measure on site and give you a fixed-price proposal before work starts. If your budget and the scope you want do not line up, we will tell you that at the estimate rather than after.
Timeline
How long a basement build takes
A finished rec room runs 3–4 weeks on site, 4–5 weeks with a three-piece bathroom, and 6–8 weeks for a second suite. Basements are quoted at $100–$150/sq. ft., so the schedule tracks the square footage as much as the scope.
Timelines are the schedule we commit to at proposal, with milestones you can hold us to.
