Required for structural changes, plumbing relocation, new electrical loads, basement finishing, and any second-unit work. Plan-exam queue is usually 4–8 weeks. We submit drawings on your behalf and respond to plan-exam comments.

Toronto now allows up to four units per lot in most residential zones as of 2023. Many lots can convert basement + main floor into a duplex, or add a third or fourth unit, without rezoning. We confirm what your specific lot supports.
Toronto permits detached garden suites and laneway suites on most residential lots, subject to lot size, setbacks, and tree-protection rules. Permit timeline is typically 3–6 months including Committee of Adjustment if a minor variance is required.
Wychwood Park, Cabbagetown, Riverdale, Roncesvalles, the Annex, and several other Toronto neighbourhoods are inside Heritage Conservation Districts. Exterior work needs heritage permit review — interior remodels generally do not.
