Five questions for every bathroom contractor you interview

Which waterproofing system do you use, by name?
If the answer is "we waterproof everything" and not a product name, keep interviewing. There is a real cost difference between a rolled liquid membrane and a Kerdi sheet build-up, and it shows up in the quote.

Who does the plumbing and the electrical?
Both have to be licensed in Ontario. Ask for the licence numbers. A general contractor doing their own drain relocation is a permit problem and an insurance problem.

What is in the tile and fixture allowance?
A quote with "tile included" and no dollar figure is not a quote. Ours states a per-square-foot tile allowance and a fixture allowance so you can shop against a real number.

What happens if the subfloor is rotten?
It happens on maybe one bathroom in four in older Toronto housing. Ask for the unit rate to replace subfloor and joist sistering up front so it is a known cost, not a negotiation on day three.

Do I need a permit for this scope?
Moving the toilet drain or adding a circuit means yes. Like-for-like means no. A contractor who says "nobody bothers" is telling you what they will do when an inspector shows up: nothing useful.
