Five questions for every bathroom contractor you interview

Which waterproofing system do you use, by name?
If the answer is "we waterproof everything" and not a product name, keep interviewing. There is a real cost difference between a rolled liquid membrane and a Kerdi sheet build-up, and it shows up in the quote.

Who does the plumbing and the electrical?
Both have to be licensed in Ontario. Ask for the licence numbers. A general contractor doing their own drain relocation is a permit problem and an insurance problem.

What is in the tile and fixture allowance?
A quote with "tile included" and no dollar figure is not a quote. Ours states a per-square-foot tile allowance and a fixture allowance so you can shop against a real number.

What happens if the subfloor is rotten?
It happens on maybe one bathroom in four in older Toronto housing. Ask for the unit rate to replace subfloor and joist sistering up front so it is a known cost, not a negotiation on day three.

Do I need a permit for this scope?
Moving the toilet drain or adding a circuit means yes. Like-for-like means no. A contractor who says "nobody bothers" is telling you what they will do when an inspector shows up: nothing useful.

Do bathroom renovations need a permit in Toronto?
Yes when a plumbing fixture moves, a wall moves, or a new electrical circuit is added. No for a like-for-like swap of tub, toilet, vanity, and tile in the same positions. We pull the permit in our name for the scopes that need it and book the rough-in and final inspections.
Should I hire a bathroom specialist or a general contractor?
For one bathroom, hire whoever does bathrooms weekly — the tile and waterproofing detailing is where the skill lives. For a bathroom plus anything else, a general contractor sequencing both saves you a full round of plumbing and electrical mobilization. We do both, and we will tell you which one your job actually is.
Can I supply my own tile and fixtures?
Yes, and plenty of clients do. Two conditions: everything has to be on site before tile starts, and owner-supplied items carry no warranty from us beyond the labour to install them. If a vanity arrives damaged in week three, the schedule stops while it is replaced.
