The case study

How this bathroom came together

  1. Remodelling the bathroom in this downtown Toronto condo

This downtown Toronto condo bathroom remodel rebuilt a tight 3-piece condo bathroom into a bright, elegant space with the level of detailing usually found in custom homes rather than urban condos. The owners wanted a primary bathroom that would feel calm and considered against the busier visual rhythm of downtown condo life, so the renovation focused on premium materials, custom built-ins, and lighting choices that elevate the everyday experience of the room.

  2. The work

The walk-in shower is framed in matte black, paired with textured porcelain tile that adds depth without crowding the small footprint. Premium brushed gold fixtures — shower hardware, faucets, and accents — provide a warm metallic accent against the black frame and pale tile, while a custom floating vanity with integrated lighting keeps the floor visually unbroken and the room feeling larger than its actual square footage.

  3. The result

A floating toilet completes the wall-hung approach across the entire bathroom, simplifying cleaning and visually expanding the floor area. A tall built-in linen cabinet was custom-fit into the available wall space for practical storage that does not intrude on the bathroom's open feel. The finished bathroom delivers a refined, hotel-style experience inside the constraints of a downtown Toronto condo footprint.

Budget

What a bathroom like this costs

This project

Bathroom rebuild

$12,000–$22,000

1–2 weeks on site

Strip to studs, waterproofing, tile, vanity, fixtures, glass, lighting — without moving the layout.

Spa-style rebuild with layout change

$22,000–$32,000+

1–2 weeks on site

Layout reconfiguration, large-format porcelain, freestanding tub, double vanity, premium fixtures.

What moves the number

  • Whether the layout and plumbing move, or stay where they are
  • Tile format and material: large-format porcelain and mosaic cost more to set
  • Fixture level: smart toilet, LED mirrors, heated towel rack, rainfall plus handheld
  • Custom millwork: a vanity with built-in storage is cabinetry, not a stock unit

We measure on site and give you a fixed-price proposal before work starts. If your budget and the scope you want do not line up, we will tell you that at the estimate rather than after.

Timeline

How long your bathroom is out of service

A bathroom runs 1–2 weeks on site, whether it is a rebuild in the existing footprint or a layout change. In a condo, add 2–4 weeks up front for the alteration agreement and elevator booking — that happens before demolition, so it does not extend the time your bathroom is unusable.

Timelines are the schedule we commit to at proposal, with milestones you can hold us to.

Social proof

What homeowners say

I would highly recommend Osoba Reno’s. we’ve hired them twice in the last few years. Once was to do flooring, and we liked how earnest and professional they were, that we invited them back to do three bathrooms, a stylish slat wall wall and potlights in the living room. They communicated well, adapted to our needs over the course of the project, and were reasonably priced. But what really stood out to us was how committed the team was to delivering a stellar end result. They genuinely cared about the quality of their work, and how we were going to live in these spaces after they were gone. We’re big Osoba fans and will definitely call again.

Questions answered

Bathroom renovation questions

How much does a bathroom renovation cost in the GTA?
Bathroom renovations typically run $12,000–$22,000 for a full rebuild in the existing footprint, and $22,000–$32,000+ for a spa-style build that moves the layout. Final pricing depends on plumbing changes, tile format, fixture level and custom millwork.
Do I need condo board approval before work starts?
Almost always yes. Most GTA condo corporations require an alteration agreement covering scope, drawings, insurance, WSIB clearance and a worker list. We prepare that package and book the freight elevator on your behalf.
How long will my bathroom be unusable?
Plan on 1–2 weeks on site. Condo approvals add 2–4 weeks before demolition rather than extending the outage.
Do you use your own crew or subcontractors?
Our in-house crew does the work, with a dedicated project manager coordinating the project from start to finish. That is what keeps the finishing consistent across a whole job.
What warranty and insurance do you carry?
A 5-year workmanship warranty in writing, active WSIB clearance and $2M general liability insurance. We provide the certificates condo boards and property managers ask for.
