The case study
How this bathroom came together
The goal
The original primary bathroom worked, but it was visually stuck in an earlier era: a corner jacuzzi tub eating the best part of the floor plan, a framed glass shower stall, beige patterned wallpaper and a single vanity. The owners asked for a true five-piece layout that felt calm and high-end, with a clear separation between the wet zone and the rest of the room.
The approach
Rather than drop new fixtures into the old footprint, we rebuilt the wet zone as a single element. A custom tiled podium now connects the walk-in shower and the freestanding tub into one continuous spa area, with waterproofing detailing built for long-term durability and a mosaic tile floor inside the wet zone for grip underfoot. Large-format marble-look porcelain runs across the walls. Shower fixtures were upgraded to a round rainfall head plus a handheld on a slide bar, with a custom recessed niche tiled into the wall. Along the opposite wall, a custom light-maple double vanity carries two undermount sinks, a quartz countertop, two LED mirrors and a built-in linen closet at the end. A smart toilet, heated towel rack, plumbing improvements, professional painting and detailed finishing completed the room.
The result
A five-piece bathroom that two people can use at once without crowding: separate wet zone, twice the vanity space, and enclosed storage that keeps the counters clear. It reads as a designed room rather than a set of upgrades, and it pairs everyday comfort with a high-end custom build.

What a bathroom like this costs in Mississauga
Spa-style primary bath
$22,000–$32,000+
4–5 weeks on site
The tier this project sits in: layout reconfiguration, large-format porcelain, freestanding tub, double vanity, premium fixtures.
Standard bathroom rebuild
$15,000–$22,000
3–4 weeks on site
Strip to studs, waterproofing, walk-in shower, custom vanity, LED mirror, without the layout rebuild.
What moves the number
- Whether the layout and plumbing move, or stay where they are
- Tile format and material: large-format porcelain and mosaic cost more to set
- Fixture level: smart toilet, LED mirrors, heated towel rack, rainfall plus handheld
- Custom millwork: a double vanity with a built-in linen closet is cabinetry, not a stock unit
- Condo logistics: elevator booking, restricted hours, debris removal, board paperwork
We measure on site and give you a fixed-price proposal before demolition starts. If your budget and the scope you want do not line up, we will tell you that at the estimate rather than after.
Timeline
How long your bathroom is out of service
A rebuild at this scope runs 4–5 weeks on site. In a condo, add 2–4 weeks up front for the alteration agreement and elevator booking. That happens before we touch anything, so it does not extend the time your bathroom is unusable.
Before week 1
Approvals
Condo alteration agreement, insurance and WSIB certificates, elevator booking. 2–4 weeks, no site disruption.
Week 1
Demolition & rough-in
Strip to studs, remove the old jacuzzi and shower stall, re-route plumbing for the new layout.
Week 2
Waterproofing & podium
Build the custom podium, waterproof the wet zone, inspect before anything gets covered.
Weeks 3–4
Tile & fixtures
Large-format porcelain, mosaic wet-zone floor, custom niche, glass, tub, shower fixtures.
Weeks 4–5
Vanity & finishing
Double vanity and linen closet, LED mirrors, smart toilet, heated towel rack, paint, final detailing.
Timelines are the schedule we commit to at proposal, with milestones you can hold us to.

- Condo work done properly
- We prepare the alteration package (scope, drawings, insurance certificate, WSIB clearance, worker list) and book the freight elevator.
Social proof
What homeowners say
I would highly recommend Osoba Reno’s. we’ve hired them twice in the last few years. Once was to do flooring, and we liked how earnest and professional they were, that we invited them back to do three bathrooms, a stylish slat wall wall and potlights in the living room. They communicated well, adapted to our needs over the course of the project, and were reasonably priced. But what really stood out to us was how committed the team was to delivering a stellar end result. They genuinely cared about the quality of their work, and how we were going to live in these spaces after they were gone. We’re big Osoba fans and will definitely call again.
