The case study

How this home came together

  1. A timeless home renovation in Thornhill

Osoba Renos & Design completed a full home transformation in Thornhill, creating a bright open-concept layout that seamlessly connects the main living areas while maintaining a refined sense of balance. Walls were reconfigured to open the flow between spaces, allowing natural light to move freely throughout the home and highlight the meticulous craftsmanship in every detail. The owners wanted a home that would feel timeless rather than trend-driven, so the renovation focused on premium materials, careful proportions, and a coordinated finish across every room.

  2. The work

The interior features mid-tone engineered hardwood in a mix of herringbone and straight-lay patterns, complemented by solid-core poplar doors, ¾-inch poplar baseboards, and elegant trim profiles that frame each opening with precision. Every surface was refinished and painted in soft, neutral tones that emphasize warmth and cohesion across the open layout, and small detailing choices — door casings, baseboard returns, transitions between floor patterns — were planned in advance so the finished home reads as carefully considered rather than assembled.

  3. The result

The staircase was completely rebuilt and stained to match the new floors, with modern handrails, posts, and spindles adding a sculptural centrepiece to the design. A sleek custom kitchen anchors the open layout, finished with subtle pot lighting that provides even task and ambient light without competing visually with the rest of the room. The Timeless Home Renovation in Thornhill reflects the signature Osoba Renos & Design approach — open, timeless, and beautifully crafted from floor to ceiling.

Budget

What a renovation like this costs

This project

Whole-home renovation

$80–$150/sq. ft.

8–14 weeks on site

Every room — kitchen, bathrooms, flooring, doors, trim, lighting, paint. Priced per sq ft at estimate; temporary relocation usually recommended.

Kitchen renovation

$25,000–$50,000

3–5 weeks on site

Custom cabinetry, quartz counters, tile backsplash, appliances, lighting, electrical updates. Above $50,000 is beyond our typical scope.

What moves the number

  • Square footage: whole-home work is quoted at $80–$150/sq. ft.
  • Whether the kitchen is in scope ($25,000–$50,000 on its own)
  • How many bathrooms are rebuilt
  • Structural work: removing a load-bearing wall adds engineering and permits

We measure on site and give you a fixed-price proposal before work starts. If your budget and the scope you want do not line up, we will tell you that at the estimate rather than after.

Timeline

How long a renovation at this scope takes

Whole-home renovations run 8–14 weeks on site and are quoted at $80–$150/sq. ft. A single kitchen is 3–5 weeks, a bathroom 2–4. Temporary relocation is usually recommended for whole-home work.

Timelines are the schedule we commit to at proposal, with milestones you can hold us to.

Questions answered

Home renovation questions

How much does a full home renovation cost?
We quote full-home renovations at $80–$150/sq. ft. because home size varies greatly. We itemise scope and price against your actual square footage at the estimate.
How long does a whole-home renovation take?
Eight to fourteen weeks on site for a whole home, depending on square footage and how many kitchens and bathrooms are in scope. Structural work adds one to three weeks.
Do you use your own crew or subcontractors?
Our in-house crew does the work, with a dedicated project manager coordinating the project from start to finish. That is what keeps the finishing consistent across a whole job.
What warranty and insurance do you carry?
A 5-year workmanship warranty in writing, active WSIB clearance and $2M general liability insurance. We provide the certificates condo boards and property managers ask for.
