The case study

How this home came together

  1. An elegant home remodel in Etobicoke

This Etobicoke elegant home remodeling project lightened and modernized a home that had aged into heavy, dark finishes — the kind of update where the goal is not changing the layout but completely changing how the existing layout reads. The owners wanted a brighter, more contemporary aesthetic across the main floor and staircase without moving walls, so we focused on the surfaces — flooring, baseboards, staircase finishes — that touch every room and shape the whole feel of the home.

  2. The work

We began by removing the existing dark solid hardwood and preparing the subfloor with screw-down reinforcement for a solid, squeak-free foundation. Light beige engineered hardwood was then installed in wide planks using a glue-assist method, creating a seamless and durable surface across the main living areas. Classic colonial baseboards and matching shoe mould were added for a timeless finish that suits the home's original architectural character while supporting the new lighter palette.

  3. The result

The staircase was completely reworked. We removed the old carpet runner and existing treads, then installed custom-stained red oak stair treads to match the new flooring, finished in a commercial-grade clear coat for lasting protection against daily traffic. New square spindles painted soft cloud white, refinished nosing and handrail, and newly installed wooden posts complete the staircase remodel. The finished home reads as a single coordinated update — light, modern, sophisticated — built around the bones of the original layout.

Budget

What a renovation like this costs

This project

Multi-room remodel

$50,000–$90,000

6–10 weeks on site

Kitchen ($25k–$50k) + main bath ($12k–$22k) + main-floor flooring, coordinated under one schedule. Final quote depends on finishes.

Kitchen renovation

$25,000–$50,000

3–5 weeks on site

Custom cabinetry, quartz counters, tile backsplash, appliances, lighting, electrical updates. Above $50,000 is beyond our typical scope.

What moves the number

  • Square footage: whole-home work is quoted at $80–$150/sq. ft.
  • Whether the kitchen is in scope ($25,000–$50,000 on its own)
  • How many bathrooms are rebuilt
  • Structural work: removing a load-bearing wall adds engineering and permits

We measure on site and give you a fixed-price proposal before work starts. If your budget and the scope you want do not line up, we will tell you that at the estimate rather than after.

Timeline

How long a renovation at this scope takes

Whole-home renovations run 8–14 weeks on site and are quoted at $80–$150/sq. ft. A single kitchen is 3–5 weeks, a bathroom 2–4. Temporary relocation is usually recommended for whole-home work.

Timelines are the schedule we commit to at proposal, with milestones you can hold us to.

Questions answered

Home renovation questions

How much does a full home renovation cost?

How long does a whole-home renovation take?
Eight to fourteen weeks on site for a whole home, depending on square footage and how many kitchens and bathrooms are in scope. Structural work adds one to three weeks.
Do you use your own crew or subcontractors?
Our in-house crew does the work, with a dedicated project manager coordinating the project from start to finish. That is what keeps the finishing consistent across a whole job.
What warranty and insurance do you carry?
A 5-year workmanship warranty in writing, active WSIB clearance and $2M general liability insurance. We provide the certificates condo boards and property managers ask for.
