A full condo renovation in Toronto typically costs $50,000–$120,000. A kitchen-only condo remodel runs $25,000–$50,000 — projects above $50,000 are typically beyond our usual scope. A condo bathroom is $14,000–$25,000 (15–25% higher than a freehold bathroom because of building logistics, soundproofing, and elevator fees).
How long does a Toronto condo renovation take?
Six to twelve weeks for a full unit, depending on scope and the building. Bathroom-only or kitchen-only condo remodels run 3–6 weeks. Building-imposed quiet hours and elevator availability are the biggest variable.
Do I need condo board approval?
Yes — virtually every Toronto condo board requires written renovation approval. They typically need scope, drawings, contractor licensing and $2M insurance, WSIB clearance, and a Schedule "X" / alteration agreement. We prepare and submit the full package.
What is IIC and why does my Toronto condo care?
IIC (Impact Insulation Class) measures how much footstep and impact noise transmits to the unit below. Most Toronto condo declarations require IIC 50+ or higher for any hard-surface flooring. We install board-compliant underlayment by default.

Can you renovate older Toronto condos (pre-2000)?
Yes — and most of our wall-removal work is in older buildings, where layouts are smaller and more compartmentalised. Older buildings sometimes have aluminum wiring (re-terminate or rewire), polybutylene supply lines (replace), and asbestos popcorn ceilings (third-party abatement before demo). We confirm during the in-suite measure and price the surprises before the contract.
Do you work with the Tridel / Daniels / Menkes warranty?
Yes. New-build warranty is a contract between you and the developer, not us. We are careful not to touch anything still under warranty (sprinklers, in-slab plumbing, structural elements). Cosmetic, flooring, and bathroom upgrades inside the warranty period are fine and we coordinate inspections so warranty is preserved.
What does IIC underlay actually cost?
Board-compliant IIC 50–55 underlay (cork, rubber, or rubber-cork composite) runs $2–$5 per sq ft installed, depending on the rating and the brand the board accepts. On a 900 sq ft unit, that is $1,800–$4,500 — material plus install. Cheaper foam underlay is not condo-compliant in most Toronto buildings; we never use it.
