Modern Toronto Condo Flooring Replacement

By Osoba Renos & DesignCompleted 2024Toronto, Ontario

New flooring throughout this Toronto condo

This Toronto condo flooring replacement upgraded an aging condo floor to a premium engineered hardwood install built for the realities of multi-unit living: uneven concrete slabs, transmitted noise, and the everyday wear of urban condo life. The owners chose European-made white oak engineered hardwood for its visual warmth and long-term durability, and asked for an installation that would address comfort and acoustics as carefully as the finished look.

These photos follow the Toronto condo flooring replacement from original flooring removed through concrete slab levelled and prepped, cork underlay installed, and European white oak engineered hardwood glued down across the living space and loft. Each stage shows the work behind the finished surfaces and how the renovation progressed room by room.

Renovation highlights

We removed and disposed of the original flooring, then assessed the concrete slab for level. Low spots were brought up with a sub-level compound to give the new floor a flat, stable base — a step that is frequently skipped in condo flooring projects but critical to producing a finish that won't squeak, deflect, or telegraph slab unevenness over time. Once the slab was prepped, we installed quarter-inch Portuguese cork underlay across the entire floor area to add acoustic dampening and underfoot comfort.

European white oak engineered hardwood was then glued down to the cork underlay, producing a quieter, more dimensionally stable finish than a floating install. The continuous glue-down install matters in condos: it dampens impact noise that would otherwise transmit through the slab, and it eliminates the slight hollowness that floating floors can develop in larger rooms. The finished floor is a premium upgrade that suits both the aesthetic and the practical demands of Toronto condo living.
