The case study

How this condo came together

  1. A modern condo renovation in North York

This North York condo renovation transformed an aging multi-level condo into a sleek, modern home suited to contemporary urban living. The owners wanted the unit to feel current, brighter, and more functional than the original layout allowed, so the renovation went beyond cosmetic finishes into layout improvements, ceiling rework, and trim upgrades across the entire condo.

  2. The work

We started by reimagining the layout to improve flow between the main living areas and the staircase that connects the unit's two levels. Popcorn ceilings were removed across the entire unit — a small but transformative change that immediately makes interior spaces feel taller and more contemporary. Fresh paint in soft neutral tones was applied to ceilings, walls, and trim throughout, creating a consistent backdrop for the rest of the renovation.

  3. The result

High-quality vinyl flooring was installed across the main living spaces for durability and easy maintenance, and the staircase was remodelled to suit the new aesthetic and tie the two condo floors together. Elegant colonial baseboards were installed along the floor perimeter for a refined trim profile that holds up to daily wear. Each design choice was made with maximizing perceived space and comfort in mind — the finished condo reads as a contemporary urban home rather than a dated multi-level unit.

Budget

What a condo renovation like this costs

This project

Condo renovation, typical partial scope

$20,000–$50,000

4–8 weeks on site

Flooring, doors and trim, paint, lighting and one bathroom, coordinated under one schedule.

Bathroom within the unit

$12,000–$22,000

2–4 weeks on site

Strip to studs, waterproofing, tile, vanity, fixtures, glass, lighting.

What moves the number

  • How much of the layout moves: wall removal and rebuild versus finishes only
  • How many bathrooms are in scope, and whether plumbing moves
  • Flooring choice and how much of the unit it covers
  • Building logistics: elevator booking, restricted hours, debris removal, board paperwork

We measure on site and give you a fixed-price proposal before work starts. If your budget and the scope you want do not line up, we will tell you that at the estimate rather than after.

Timeline

How long a condo renovation takes

A typical partial-scope unit runs 4–8 weeks on site. Add 2–4 weeks up front for the alteration agreement and elevator booking — that happens before demolition, so it does not extend the time you are out of the unit.

Timelines are the schedule we commit to at proposal, with milestones you can hold us to.

Social proof

What homeowners say

This company helped us with a flooring repair job in our condo. Igor was very professional, he asked all the right questions in a pre-consultation to understand the work and met a very tight timeline we provided for the work to complete. When something was noticed with the installation that we wanted adjusted, he also took no time in sending someone over to help make the change. Would definitely consider working with Osoba again!

Questions answered

Condo renovation questions

How much does a condo renovation cost in Toronto?
Condo renovations run $20,000–$50,000 for typical partial scopes — flooring, doors and trim, paint, lighting and a bathroom. Final cost depends on how much of the layout moves, how many bathrooms are involved and the finishes you choose.
Do I need condo board approval before work starts?
Almost always yes. Most GTA condo corporations require an alteration agreement covering scope, drawings, insurance, WSIB clearance and a worker list. We prepare that package and book the freight elevator on your behalf.
Do you use your own crew or subcontractors?
Our in-house crew does the work, with a dedicated project manager coordinating the project from start to finish. That is what keeps the finishing consistent across a whole job.
What warranty and insurance do you carry?
A 5-year workmanship warranty in writing, active WSIB clearance and $2M general liability insurance. We provide the certificates condo boards and property managers ask for.
