The case study
How this home came together
A full home renovation in The Beaches, Toronto
Osoba Renos & Design completed this full home renovation in The Beaches area of Toronto, restoring a heavily damaged rental investment property into a clean, modern, and move-in-ready home. The property required extensive repairs throughout, including drywall replacement and patching, plastering, floor repairs, subfloor removal, new plywood installation, and structural preparation in several areas.
The work
After bringing the home back to a proper condition, we completed full flooring remodeling with luxury vinyl flooring, along with new baseboards, new trim, new solid-core doors, and repairs to several existing doors. The renovation also included a full electrical upgrade with new pot lights, upgraded switches, and custom remote-controlled lighting features. We completed a full kitchen renovation with new cabinets, countertop, and appliances, including a stove, fridge, and microwave, creating a practical and durable kitchen for rental use.
The result
As part of the project, we also renovated the three-piece bathroom with a walk-in shower, LED mirror, single vanity, new toilet, updated plumbing fixtures, tile work, and professional finishing. The final result is a fully restored investment property with durable finishes, modern upgrades, and a fresh interior designed for long-term rental use.

- Structural work: removing a load-bearing wall adds engineering and permits
We measure on site and give you a fixed-price proposal before work starts. If your budget and the scope you want do not line up, we will tell you that at the estimate rather than after.
