The case study

How this home came together

  1. A full-house renovation in Etobicoke

This Etobicoke full house renovation reworked every room in the home to follow a single, modern design language. The owners wanted brighter living spaces, a clearer connection between rooms on the main floor, and finishes that would carry consistently from the entry through to the bedrooms. We started by opening up the main-floor layout to improve sightlines and natural light, then sequenced the trades so finishing work in completed rooms would not be disturbed by ongoing demolition elsewhere.

  2. The work

On the main floor, we installed new plywood subfloor where the original boards were uneven or damaged, then laid engineered hardwood across the open living, dining, and hallway spaces for a continuous finished surface. The staircase was rebuilt to suit the new aesthetic, and we framed and skinned a custom slat-wall feature that visually divides the living and hallway zones without closing them off. Step-bevel baseboards and matching door and window casings were installed throughout every room — including bedrooms — to tie the entire home together with one consistent trim profile.

  3. The result

Each bedroom received new solid-core doors with modern hardware, refreshed paint, and the same hardwood and trim treatment used elsewhere in the home. The end result is a complete makeover where every space — main floor, bedrooms, staircase, and hallway — reads as part of one coordinated renovation rather than a series of separate updates. The home now feels lighter, more open, and purposefully designed around how the owners actually use it.

Budget

What a renovation like this costs

This project

Whole-home renovation

$80–$150/sq. ft.

8–14 weeks on site

Every room — kitchen, bathrooms, flooring, doors, trim, lighting, paint. Priced per sq ft at estimate; temporary relocation usually recommended.

Kitchen renovation

$25,000–$50,000

3–5 weeks on site

Custom cabinetry, quartz counters, tile backsplash, appliances, lighting, electrical updates. Above $50,000 is beyond our typical scope.

What moves the number

  • Square footage: whole-home work is quoted at $80–$150/sq. ft.
  • Whether the kitchen is in scope ($25,000–$50,000 on its own)
  • How many bathrooms are rebuilt
  • Structural work: removing a load-bearing wall adds engineering and permits

We measure on site and give you a fixed-price proposal before work starts. If your budget and the scope you want do not line up, we will tell you that at the estimate rather than after.

Timeline

How long a renovation at this scope takes

Whole-home renovations run 8–14 weeks on site and are quoted at $80–$150/sq. ft. A single kitchen is 3–5 weeks, a bathroom 2–4. Temporary relocation is usually recommended for whole-home work.

Timelines are the schedule we commit to at proposal, with milestones you can hold us to.

Questions answered

Home renovation questions

How much does a full home renovation cost?
We quote full-home renovations at $80–$150/sq. ft. because home size varies greatly. We itemise scope and price against your actual square footage at the estimate.
How long does a whole-home renovation take?
Eight to fourteen weeks on site for a whole home, depending on square footage and how many kitchens and bathrooms are in scope. Structural work adds one to three weeks.
Do you use your own crew or subcontractors?
Our in-house crew does the work, with a dedicated project manager coordinating the project from start to finish. That is what keeps the finishing consistent across a whole job.
What warranty and insurance do you carry?
A 5-year workmanship warranty in writing, active WSIB clearance and $2M general liability insurance. We provide the certificates condo boards and property managers ask for.
