Markham renovation, with heritage districts and new towns side by side

Markham has some of the GTA's best-preserved heritage districts — Unionville, Markham Village, Thornhill, and Buttonville — next to newer planned communities like Cornell, Berczy Village, and Cathedraltown. Inside a heritage district, exterior changes like windows, doors, and additions need a heritage permit as well as a building permit; interior renovations usually follow the normal process. Elsewhere in Markham the work is mostly updating 1980s to 2000s homes. We are 45 to 60 minutes from our Mississauga shop on the 407.

Home Renovation questions - Markham

How much does a home renovation cost in Markham?
Whole-home renovations are quoted at $80–$150/sq. ft.. Inside that, a kitchen typically runs $25,000–$50,000 and a bathroom $12,000–$20,000. Structural work, such as a beam for an open concept, and second units are priced as separate lines so you can see what each decision costs.
How long does a home renovation take in Markham?
A kitchen takes three to five weeks and a bathroom two to four. A whole-home renovation runs eight to fourteen weeks of construction depending on size and scope. Where walls or plumbing move, City of Markham Building Standards permit review adds time up front, which we include in the schedule.
Do I need a building permit in Markham?
Yes when a wall is removed or moved, plumbing is relocated or added, new electrical circuits go in, or a basement is finished with a bathroom or a separate unit. Like-for-like replacements in the same positions usually do not need a building permit, though electrical work still goes through ESA. We prepare drawings, file with City of Markham Building Standards, and book every inspection.
Do I need a heritage permit to renovate in Unionville?
For interior work, usually not — a normal City of Markham building permit covers it when one is needed. For exterior changes inside a heritage conservation district, such as windows, doors, siding, or an addition, a heritage permit is typically required first. We confirm what applies to your address before we start drawings.
Is Markham too far for you?
No. Markham is 45 to 60 minutes from our Mississauga shop. We take Markham projects with no separate travel fee and plan the schedule so the crew is on site daily.
