Woodbridge kitchens were built with a formal dining room next door

The kitchen we replace most often in Vaughan is a 1980s or 1990s oak kitchen in Woodbridge, with a formal dining room on the other side of a wall the owner wants gone. Maple and Vellore Village are later builder packages: laminate counters, a small island, and lighting that never got past one fixture. Kleinburg is larger custom work. Thornhill on the Vaughan side mixes older bungalows with newer infill. We are 35 to 50 minutes away on the 407, with no travel surcharge. Condo kitchens at Vaughan Metropolitan Centre follow the building's rules and are quoted as condo work.

Vaughan neighbourhoods and what we find there

  • Kitchen Renovation in Woodbridge

1980s and 1990s detached homes. Oak cabinets, a closed kitchen, and a dining room that becomes part of the kitchen once a beam is in. That wall is often load-bearing.

  • Kitchen Renovation in Maple & Vellore Village

1990s to 2010s subdivisions. Builder cabinetry and laminate counters, with enough width for a proper island if the layout changes.

  • Kitchen Renovation in Kleinburg

Larger houses and a heritage village core. Interior cabinet and layout work proceeds on a normal permit; exterior changes in the core need a closer look first.

  • Kitchen Renovation in Thornhill (Vaughan side)

Older bungalows and back-splits. Closed kitchens, original wiring, and the same open-concept question as Woodbridge on a smaller plan.

Kitchen Renovation questions - Vaughan

How much does a kitchen renovation cost in Vaughan?
A kitchen renovation in Vaughan runs $25,000–$50,000. A cabinet-and-counter refresh in the existing footprint starts around $18,000. A full rebuild that moves the sink and needs a permit lands at the top of that range. Projects above $50,000 are typically beyond our usual scope. Opening a load-bearing wall is a separate line, usually $15,000–$35,000.
How long does a kitchen renovation take in Vaughan?
A cabinet-and-counter refresh takes 2–3 weeks. A full rebuild in the same footprint takes 3–4 weeks, and a layout change that moves the sink takes 4–5 weeks. When plumbing or a wall moves, City of Vaughan Building Standards permit review adds time before demolition, and we put that in the schedule.
Do I need a building permit in Vaughan?
Yes when a wall is removed or moved, plumbing is relocated or added, new electrical circuits go in, or a basement is finished with a bathroom or a separate unit. Like-for-like replacements in the same positions usually do not need a building permit, though electrical work still goes through ESA. We prepare drawings, file with City of Vaughan Building Standards, and book every inspection.
Do you charge extra to work in Vaughan?
Vaughan is 35 to 50 minutes from our Mississauga shop via the 407. Where we call the area regular, there is no travel surcharge. Where we quote case by case, the commute is a line inside the proposal, not a fee added after you sign.
Can you take out the wall between the kitchen and the dining room in Woodbridge?
In many 1980s and 1990s two-storeys that wall carries the floor above. Removing it needs a beam sized by an engineer and a City of Vaughan building permit. We price the structural work as its own line.
