In Unionville the kitchen can be new. The front of the house often cannot.

Interior kitchen work in Unionville and Markham Village follows a normal building permit when plumbing or a wall moves. Exterior changes in those heritage districts — windows, doors, an addition — need a heritage permit as well, and we do not start drawings until we know which one applies. Cornell, Berczy, and Angus Glen are a different house: 1990s to 2010s builder kitchens with enough width for an island. Markham is 45 to 60 minutes on the 407, with no separate travel fee.

Markham neighbourhoods and what we find there

  • Kitchen Renovation in Unionville & Markham Village

Heritage districts. Cabinet and layout work inside the house is the normal permit path. Anything visible from the street is a separate heritage question, checked before we draw.

  • Kitchen Renovation in Berczy Village & Angus Glen

Larger 1990s and 2000s detached homes. Full cabinet rebuilds and islands, with a beam when the dining room wall comes out.

  • Kitchen Renovation in Cornell

2000s planned-community houses, many with rear lanes. Builder kitchens that are now old enough to replace, on a tighter width than Angus Glen.

  • Kitchen Renovation in Milliken

Older detached homes and townhouses near Steeles. Closed kitchens and original wiring, similar to the Scarborough stock just south of the border.

Kitchen Renovation questions - Markham

How much does a kitchen renovation cost in Markham?
A kitchen renovation in Markham runs $25,000–$50,000. A cabinet-and-counter refresh in the existing footprint starts around $18,000. A full rebuild that moves the sink and needs a permit lands at the top of that range. Projects above $50,000 are typically beyond our usual scope. Opening a load-bearing wall is a separate line, usually $15,000–$35,000.
How long does a kitchen renovation take in Markham?
A cabinet-and-counter refresh takes 2–3 weeks. A full rebuild in the same footprint takes 3–4 weeks, and a layout change that moves the sink takes 4–5 weeks. When plumbing or a wall moves, City of Markham Building Standards permit review adds time before demolition, and we put that in the schedule.
Do I need a building permit in Markham?
Yes when a wall is removed or moved, plumbing is relocated or added, new electrical circuits go in, or a basement is finished with a bathroom or a separate unit. Like-for-like replacements in the same positions usually do not need a building permit, though electrical work still goes through ESA. We prepare drawings, file with City of Markham Building Standards, and book every inspection.
Do you charge extra to work in Markham?
Markham is 45 to 60 minutes from our Mississauga shop via the 407. Where we call the area regular, there is no travel surcharge. Where we quote case by case, the commute is a line inside the proposal, not a fee added after you sign.
Do I need a heritage permit for a Unionville kitchen?
For work inside the house, usually a City of Markham building permit is enough when one is required at all. A like-for-like cabinet replacement in the same footprint often needs no building permit. Windows, doors, and additions facing the street in the heritage district are the items that need heritage review. We check the address before we quote those.
