Most kitchen quotes look alike on page one: cabinets, counters, backsplash, install. The differences are in what the boxes are made of, who templates the stone, where the hood vents, and what is left off the price. Compare every quote you get against this. When one number is far lower, the reason is usually in the first three rows.

Six questions to ask every kitchen contractor

What are the cabinet boxes made of, and whose hardware is on them?
You want a material and a brand, not "high-quality cabinets". A contractor who cannot name the box construction, the hinge brand, and the finish warranty is reselling a catalogue they have not looked inside.

Who templates and fabricates the countertop, and how long between template and install?
One to two weeks is normal. If the answer is "the same day the cabinets go in", ask how they template boxes that are not installed yet. That is where bad seams come from.

Is the electrical and plumbing done by licensed trades, and can I have the licence numbers?
Both are licensed trades in Ontario. A general contractor running new kitchen circuits themselves without an ESA filing is a problem you inherit when you sell or claim.

Where does the range hood duct go?
The right answer names an exterior wall or the roof and a route. "Into the bulkhead" or "it recirculates" means grease and moisture stay in your kitchen.

What is excluded from this price?
Permits, drawings, disposal, floor levelling, drywall repair beyond the kitchen, and paint are the usual suspects. A low quote with a long exclusions list is not low; it has its change orders scheduled for week two.

What does your draw schedule look like?
Payments should follow finished stages, not calendar dates. If most of the money is due before the cabinets arrive, you are carrying the risk the contractor should be carrying.
Paperwork to see before you pay a deposit
Ask us for all of these. Ask everyone else for the same. A contractor who stalls on any of them has told you something.
- WSIB clearance certificate
- Current, and for the company you are signing with. Verify it yourself on the WSIB site. Without it, an injured worker on your job can become your liability.
- $2M commercial general liability certificate
- Naming your job address. A generic certificate in a folder tells you the policy existed on the day it was printed. Condo boards usually want the corporation named as additional insured too.
- HST registration number
- On the quote and the invoice. A cash-only, no-HST price means no paper trail when something fails in year two.
- Subtrade licence numbers
- The licensed electrical contractor (ECRA/ESA licence) and the licensed plumber who will actually be on site, not just "our guys".
- Written scope and allowances
- Cabinet spec, countertop material, backsplash and fixture allowances in dollars, and the exclusions list. This is the document you compare quotes against.
Deposits and draw schedules for a kitchen
Ontario has no legal cap on renovation deposits, so the schedule matters more than the opening percentage. A fair kitchen schedule pays for work that is finished, not work that is promised.
